Why Pest Inspections Are Important When Buying a Home

Posted on Jul 2, 2021

Here’s why pest inspections are so important for homebuyers.

After your home offer has been expected, the next step is to schedule all of your different inspections. Today we’ll be talking about one of the most important ones you can get as a homebuyer, which is the pest inspection.

In-ground and dry wood termites can be devastating for homeowners, and certain loans require that any termite-related problems are resolved before being issued. So, what a termite inspector will do is walk through your home and look for any signs of termites or related damage. Starting from the outside, they’ll inspect the exterior for signs of dry rot and water damage. At 1:26 in the video, you can see an example of dry wood termite damage.

They may poke into the wood with a tool to see whether it is soft; if it’s easy to make a hole, there’s probably termite-related damage. Pest inspectors also look for water damage, so they’ll look at the areas around the water heater, sinks, drains, dishwashers, faucets, and more.

Pest and water issues can cause a lot of problems in the long run, so it’s very important to get a pest inspection when buying a home. Inspections are also something that I like to play an active role in—for one thing, I want to be able to break things down for my clients, and the detail-oriented nature of it is also very interesting to me. If you have any questions about inspections or would like more information, feel free to reach out to me. I look forward to hearing from you soon.
